Failed caulk and grout joints
Water passes the tile finish at tub surrounds and shower pans, saturating the substrate behind it while the visible tile stays intact.
Bathroom mold removal goes past the grout line to the wall cavity, subfloor and vanity base where the moisture actually sits. We locate hidden water damage with moisture detection equipment, remove affected materials, treat what stays and correct the ventilation or leak that caused it. Free on-site evaluation in Marietta.
Surface growth on caulk and grout is cosmetic and recurring. What matters is whether water has passed the finish — through failed caulk at the tub, a leaking supply connection at the vanity, or a toilet flange seal — and reached the drywall assembly, subflooring or framing behind it. That is where remediation is needed, and it is invisible until the material is opened or metered.
If two or more of these are present, the underlying condition is usually larger than what is visible. A free on-site evaluation with moisture readings establishes the real extent before any work is scoped — call (770) 206-7911 to arrange one.
Water passes the tile finish at tub surrounds and shower pans, saturating the substrate behind it while the visible tile stays intact.
Toilet overflow cleanup that stops at the floor surface leaves water that has already travelled into subflooring and the ceiling cavity below.
Water supply line leaks and overflowing plumbing fixtures wet the cabinet base, flooring and adjacent wall cavity out of sight.
Without working exhaust, each shower raises indoor moisture that condenses on walls, ceilings and window frames. Persistent dampness supports growth with no leak present at all.
Our process
Each step is documented, and the job closes on moisture readings rather than on appearance.
Moisture meters and thermal imaging locate damp areas behind tile, under the vanity and in the subfloor so the scope matches the actual affected area.
The bathroom is isolated and HEPA filtration run, which matters in a small, high-traffic room adjacent to bedrooms.
Water-damaged drywall, tile substrate, vanity base and subflooring sections are removed back to sound material.
Framing and remaining surfaces receive treatment appropriate to the material before anything is closed back up.
Air movers and dehumidification dry framing and subfloor. Closing a bathroom back up before drying verification is the most common reason the problem returns.
Readings confirm the dry standard, and exhaust ventilation adequacy is reported so the root condition can be corrected.
Materials assessed
Removal is decided by material and by moisture reading, not by how the surface looks. Porous materials that have absorbed water are removed; non-porous and semi-porous materials are cleaned, treated and dried in place wherever that is appropriate.
Where a job overlaps with other work — a water source that also affected wall mold removal or ceiling mold removal — it is scoped as one project so nothing is left damp between two separate visits.

Answers
Surface growth on grout and silicone is a cleaning matter. It becomes a remediation matter when moisture has passed the finish into the substrate — soft spots, loose tile, staining on the other side of the wall or a musty odour that survives cleaning all point that way.
It addresses the condensation pathway, which prevents recurrence. It does not remove materials that are already colonised, and it does nothing about a leak. Both are handled separately.
Only where the substrate behind it is wet or contaminated. Where readings show the substrate is dry, the tile stays and the work is limited to the affected area.
Typically two to three days for a contained area, depending on how much subfloor and drywall is removed and how long the framing takes to reach a dry standard.

Water travels, so these jobs often come as a pair. If more than one applies, they are scoped together.
